The Winkler family has been in the rental property business for over 20 years. We own our rental units and pride ourselves in maintaining their excellent condition. Our employees also have considerable rental management expertise. Their skills will be even better used with the introduction of this website. ABOUT PRE-LEASING
• Pre-leasing is a waiting list that allows you to be placed on the list for up to 4 of our 15 properties at The Winkler Organization (TWO)
WHAT TO DO
• Fill out a Pre-Leasing Form and a Leasing Application
• A $30 fee is required when submitting an application (check /money order only)
• Current tenants of The Winkler Organization need to pay a $15 transfer fee
• Application fees are non-refundable
FILLING OUT A PRE-LEASING APPLICATION
• You and the people you plan to live with form a pre-leasing group. There may be 1 to 4 people in a group
• Each pre-leasing group should fill out one Pre-Leasing Form
• All group member’s applications and fees must be turned in with the
Pre-Leasing Form
• Information on ALL group members must be filled out completely
• Please select the person who is easiest to contact as the Main Contact by putting their name and information first on the list
• The group must decide which properties they want to live in, and you may select up to four. Write properties in order of preference on the Pre-Leasing Form. Put the property you want to live in most first on the list, and we will try our best to offer you the 1st choice
• Turn in completed Application(s) and the Pre-Leasing Form to TWO
• Your Pre-Leasing Form will be filed by the date and time it is received, and will be processed in that order
• Pre-leasing groups with one or more current TWO tenants will be given priority over new applicants, and will be handled in order based on date and time received
FINDING OUT IF YOUR CHOICES ARE AVAILABLE
• Current tenants will receive their renewal notices in mid-January, and will have 2 weeks to let TWO know their plans for the next year
• We hope to know availability for your choices by mid-February, and we will
contact you about the properties you selected
• We are very busy during this time. If you have not heard from us by mid-
February, feel free to call and check on your group status
• If offered one of the selected properties you must accept or decline within 24
hours. At this time, we will schedule an appointment to sign your lease and pay
deposits
• Rental rates for next year will be finalized by January 1. These will be posted on our website
